Dollars for Kids in Lake Havasu

Dollars for Kids in Lake Havasu CityLake Havasu City’s Parks and Recreation Department is currently holding its annual fundraising event “Dollars for Kids” in Lake Havasu City.  From now through the end of the month (May 30, 2012), anytime you eat out at a participating restaurant in Lake Havasu, you can contribute an extra dollar that will go into the Parks and Rec’s Youth Scholarship Fund.

The Lake Havasu City Parks and Recreation Youth Scholarship Fund helps low income families participate in after school activities, summer camps and youth sports leagues offered by the Lake Havasu City Parks and Recreation Department.  The Department’s After School Program takes place from 2:30pm to 6pm every Monday through Friday, with earlier times available on early release days.  Participants in the After School Program not only get help with their homework but get to enjoy arts and crafts, sports and other physical activities both indoors and outdoors.  Snacks are available for $0.50 each if your child doesn’t bring one themselves.  Camp Iwannago is the youth summer camp held at Thunderbolt Middle School for all kids starting 5th, 6th or 7th grade the next school year.  Sunshine Kids Summer Camp is offered at Jamaica, Nautilus and Smoketree Elementary Schools for kids getting ready to enter grades K-4.

Almost 30 Lake Havasu restaurants will be participating in the “Dollars for Kids” fundraising program throughout May.  Make sure to ask your server if they are one of these restaurants.  Help raise money for the Lake Havasu City Parks and Recreation Youth Scholarship Fund by contributing just one extra dollar the next time you eat out at any of the Lake Havasu participating restaurants.  You’ll be helping so many underprivileged children enjoy time with other kids their own age in a healthy, happy environment.

Signs Point to Housing Price Increases

Who Moved My Cheese?

There is a bestselling book by Spenser Johnson, MD about change called “Who Moved my Cheese”. The book is about change and we each deal with that change.
As we close out February Real Estate Sales in Lake Havasu I see a market shift and that shift reminded me of some principles in this book and how we can deal with change.

Shift #1 Foreclosure Inventory

We have 45 foreclosures. That is the lowest inventory since the frenzy about them began. I remember 175 at most times. The time is now for the focus on these in our town to be over. Banks are raising the prices and these are not even the best deals in most cases now. It might be time for Real Estate offices to take down that “Free Foreclosure List” sign in the window and look down the road at the next big thing.

Shift #2 Seller Market

We have 603 single Family Homes in inventory for sale. Also the lowest I have seen it. We have a backlog of buyers looking for the right home in the price range they want and the criteria they want. Looking proactively this kind of shortage is what drives up prices in all the Real Estate studies. It is supply Vs demand. We have a demand and not enough product, so the person with the product is moving to a better place very soon. It does not mean prices will go up quickly but it does mean that the ones with the product will be able to hold off for full priced offers if they are priced right in the market.

Shift #3 Short Sales

Get over your fear of these and trust your Realtor more than ever in this scenario if you are a buyer. Your Realtor’s experience and knowledge of the market is the most valuable tool you can have in buying one. Your Realtor will assess the ability and experience of the listing Realtor in closing these sales. Your Realtor will help you determine what price the bank is likely to accept based on current market data. Buying a short sale is not easy so you need a Realtor that stays in touch with the process and is certified and knowledgeable to sort through the inventory for the deals.

These are the most notable changes in our Lake Havasu Real Estate market this month and they are worth watching. As Realtors we must stay adaptable to change and if someone moves the cheese in our maze we need to have a plan that allows us to continue being successful. This is a great new process rolled out by Fannie Mae. We had a horror story a few weeks ago where as representatives for the buyer we made a bid on a foreclosure property for our client. They went highest and best and our client won! We got a verbal acceptance. Our client was so happy to have found their new home.

Some kind of mix up happened with the fist bidder and that offer was formally accepted even though ours was higher.

This process will eliminate help us all and for Fannie Mae should drive up higher offers. There is nothing in a transaction process as blind as what happens now when the listing agent asks for highest and best.

Take Small Bites Out of Clutter

Take small bites out of your clutter and feel good about your progress step by step. As a Professional Realtor and organized of Homes for Sale I am always aware of clutter and how it eats equity. It is a hungry monster too.

It is easy for things to pile up so this week I decided to spend just 10 minutes for a few days in a row cleaning my closet. I was amazed at how easy it was to grab this extra time and just get it done. This was a productive week as now my closet is clean and organized. Even the baseboards clean and the shoes are neatly arranged.

One thing that I continue to recommend in a closet is a basket. Any time you try on an outfit or a pair of shoes that just do not flatter you anymore just throw them in the basket. When it is full donate to the charity of your choice. Someone might appreciate it, especially if it is a sweater or coat in the cold weather.

Taking small bites out of clutter is much easier to manage than finding the time to tackle the whole project at once. A whole house might be overwhelming but I know you can find 10 minutes to get started.
