AUGUST REPORTING FOR JULY SALES

JULY MARKET UPDATE

We have stayed busy this year. Single Family Sales are equal to 2010 which ties for busiest month in the last 5 years.  We had the best July since 2009!

  • Sales are up
  • Prices are up
  • Inventory is down
  • Foreclosures are at 51
  • Short sales are at 21 about the same as last month
  • We are getting 96.2% list to sell ratio today

Be very careful in today’s market when you try to low ball because a bidding war can happen at any time.  Assume the list price is the price you are going to pay and adjust from there depending on multiple offers and your own attachment to that house.

Examples:

In the listing price range under $100,000 we sold 15 homes. The average list to sell ratio was over 98% so if you are looking here you won’t have much room. One of these 15 paid $10,000 more than asking price.

In the listing price range $100,001 to $200,000 we sold 70 homes. The average list to sell ratio remained at 98%.  One person paid $31,000 more than asking price.

The next price range of $200,001 to $300,000 begins just a little more room and this list to sell ration is 97% . One person did however pay $38,100 more than asking price and only one of these had that seller that took $45,000 less than asking. Most of the rest were very close to price. Mostly they were within $5,000.

We start getting closer to our 96% average in the price ranges over $300,000. We only sold 4 homes in the $300,000 to $400,000 range last month.

Average Sale prices are going up

As you can see the trending for the last 5 years we are headed in an upswing in the average sale price.  The average price is up $5,141 over the 2011 average but wait there’s more!  This July 2012 over July 2011 is up $13,560.

Sales are up by Month

 Inventory is low

The time to sell is when the inventory is lowest.

 Land Sales Data

  • Inventory is at 850 Active Listings which is 228 more than we have single family homes.
  • The average days on the market for land is 506 but for those sold it is 275.
  • We are getting only 87% of listing price with land.
  • Still selling only 25 a month

We still have a lot of overpriced land  with almost 3 years worth of active inventory.

Take Small Bites Out of Clutter

Take small bites out of your clutter and feel good about your progress step by step. As a Professional Realtor and organized of Homes for Sale I am always aware of clutter and how it eats equity. It is a hungry monster too.

It is easy for things to pile up so this week I decided to spend just 10 minutes for a few days in a row cleaning my closet. I was amazed at how easy it was to grab this extra time and just get it done. This was a productive week as now my closet is clean and organized. Even the baseboards clean and the shoes are neatly arranged.

One thing that I continue to recommend in a closet is a basket. Any time you try on an outfit or a pair of shoes that just do not flatter you anymore just throw them in the basket. When it is full donate to the charity of your choice. Someone might appreciate it, especially if it is a sweater or coat in the cold weather.

Taking small bites out of clutter is much easier to manage than finding the time to tackle the whole project at once. A whole house might be overwhelming but I know you can find 10 minutes to get started.
